As of August 13, 2025, the most recent comprehensive county-level data for single-family home sales from the California Association of Realtors (C.A.R.) covers up to June 2025.
July 2025 data has not yet been released in their monthly report, so this update focuses on May and June trends, with year-over-year (YoY) comparisons for context where available.
Overall, the Bay Area market showed mixed signals: median prices remained high but softened slightly month-to-month in June across most counties, while sales volumes varied with some increases in buyer activity amid rising inventory levels.
Inventory (measured as months of supply) is gradually increasing, indicating a shift toward a more balanced market, though it remains a seller's market in many areas (under 3 months' supply).
Days on market also edged up, suggesting homes are taking a bit longer to sell.
Data is for existing single-family homes only and is not seasonally adjusted.
